When real estate investing before you are ready to make an offer, you want to analyze a lot of properties. ๐Ÿ“๐Ÿ˜๏ธ

So real estate investing is a numbers game.

And by that, what I mean is there are a lot of properties that you're going to have to look at before you find a deal. As the expression goes, โ€œyou have got to kiss a lot of frogs before you find your Princeโ€.๐Ÿ˜๏ธ๐Ÿค๐Ÿธ๐Ÿ‘‘

ย 

So, I use the numbers game. It's generally about 100 properties that you are going to look at. And when I say look at, I mean at a very high level, right. You're going to be able to look at these properties in a matter of, let's say five to 10 minutes, and you're going to decide whether you want to do a deeper dive on these properties.๐Ÿ”ข๐ŸŽฎ๐Ÿ“Š๐Ÿ˜๏ธ

Out of those 100 properties, you might find 10 that you want to do a deeper dive on.

And when you do a deeper dive, that's when you get out your financials and you start putting the deal through the rigor of financial analysis. Does the rent make sense for this property? Or if it's a renovation, does the renovation cost fit into this property?๐ŸŠโ€โ™‚๏ธ๐Ÿ’ฐ๐Ÿ˜๏ธ

So you analyze about 10 properties out of those 100, Then what you do is out of those 10 properties, you say, okay, which are the best properties that you think you want to entertain.

ย 

Then you go out and you make offers on those properties. Out of those 10 properties, you make an offer on, let's say 3 properties. The top three that you think will give you the best benefit. And then from those three, you negotiate through those three. And at the end of the day, you end up closing on one property.๐Ÿค๐Ÿ˜๏ธ๐Ÿ’ฒ

So, the numbers are straightforward, right? You look at 100 properties. You do an analysis on 10 of them. You make offers on 3 of them and you end up closing on 1. So real estate investing really is a numbers game.๐Ÿ’ฐ๐Ÿ”ข๐ŸŽฎ

Don't get frustrated by not finding properties.

I know a lot of investors โ€ฆ they get started and they say, well, you know, "I can't find anything".ย 

ย 

And I ask, well, how many properties did you look at? โ€œGeez, I must've looked at 10 or 20 propertiesโ€.ย 

You should be looking at 10 or 20 properties per day. You should be looking at 100 properties per week.

Again, it's a numbers game. There are lots of properties out there. Where do you find these properties?ย 

ย 

You find them on sale by owner sites. You find them on, on MLS. You find it by talking to Realtors. You find them by talking to mortgage brokers. You find them by looking at classified ads. ๐Ÿ‘จโ€๐Ÿ’ผ๐Ÿ’ป๐Ÿ—ž๏ธ

There are lots of places out there where people are listing properties.

One of the things you can do to build up your real estate investment network is to Network.๐Ÿ‘ฅ๐Ÿ’ฐ

ย 

Some of the things are going out to events, going out to community events, and showing up for different things that happen in your community.

ย 

I used to go to these city type events called the Mayor's breakfast every month. And I would interact with people, talk with people. They would ask me what I was doing. And, in those days, I would hand out business cards. People would interact.๐ŸŒ‡๐Ÿ‘ฌ๐Ÿ—‚๏ธย 

ย 

The problem with networking events is that they are not very effective, and they are not very scalable, meaning it takes a long time to build up these networks to get people to know you.ย 

ย 

And you also have to find people that are interested in what you're doing. And so you've got to build up your elevator pitch.ย 

ย 

There are also these meetings called BNI (business network international) where you meet once a week for an hour or two hours and where people talk about what they do. Then it is up to the group to bring you leads. And it is up to you to bring them leads. ๐Ÿ‘ฅโณ๐Ÿ—ฃ๏ธ

ย 

I tried BNI for a while. Again, I did not find those meetings very effective for the real estate investing that I do. But again, you can try them.ย 

ย 

The other thing about networking is it's not networking with a group of people, it's also networking with individual people.ย 

ย 

So for example, get in touch with realtors, talk to a lot of realtors and just get on the phone. Anytime you see a listing talk, call up the realtor and say, โ€œyou're in the market for a property.โ€๐Ÿ‘จโ€๐Ÿ’ผ๐Ÿ“ž๐Ÿ—ฃ๏ธ๐Ÿ˜๏ธ

Get to know these people. Same with mortgage brokers. Book meetings with these guys. Go out to lunch with these guys.

ย 

A lot of people will turn you down because they don't think you're serious, but that's fine. You don't need to talk to a lot of them, but eventually after you start doing deals and if they start seeing that you're serious, then maybe they might reach out to you as well. ๐Ÿ‘ฌ๐Ÿ—ฃ๏ธ๐Ÿค

So don't fault people for not taking you up on your offer right away. Keep at it and try to get in front of as many people as possible.ย 

ย 

LinkedIn is also a good way to network. Facebook as well. Use all these different social media strategies or social media platforms. And it's not just posting ads. It could be posting simple content. So then people will interact with you and start liking and start asking you questions. ๐Ÿ–ฅ๏ธ๐Ÿ“ง๐Ÿ“ฎ๐Ÿ‘ฌ

One of the questions I get asked about advertising is should I use paper flyers? These are the flyers that you go and you get printed out, and then you send them out to people in the neighborhood to your geographical area. Usually, a neighborhood could be anywhere from 1,000 to 2,000 homes.๐Ÿ—ž๏ธ๐Ÿ‘ฌ๐Ÿ˜๏ธ

The problem with flyers these days is that I don't know how many people read them.

I know personally that anything that comes into my mail or anything that comes to my mailbox that looks like junk mail automatically goes into the recycle bin. And I think a lot of people are in that same mindset. ๐Ÿ“ฎโ™ป๏ธ๐Ÿค”

ย 

The thing about paper flyers too, is they are expensive. For example, a single flyer could cost anywhere from 25 cents to even $1. Nowadays you can print them off at your own house if you'd like, but it still takes up ink and it still takes up a paper. ๐Ÿ—ž๏ธ๐Ÿ’ฒ

ย 

So $1 might even be the fair price. And then what you have to do isย 

You have to pay somebody to distribute them and you can get people to do that.ย 

These people specialize in flyer distributions, or you can just put a stamp on it.๐Ÿ‘จโ€๐Ÿ’ผ๐Ÿ—ž๏ธ

ย 

For example, the mailing companies have these things called unaddressed admail. This is where they will actually mail it to people in a specific zone, into a specific postal code or zip code. ๐Ÿ“ฎ๐Ÿ‘จโ€๐Ÿ’ผ

ย 

So, are these flyers effective? My personal experience is no. Yet, some people swear by them. They still use them. I don't know if it's because it's an old standby.ย 

My personal recommendation is to not use flyers

I can easily do geo-targeting with Facebook ads.ย 

ย 

People will see a specific ad on their Facebook feed instead of a flyer at their door. They are both interrupt marketing, meaning they are both pieces of content or pieces of advertising that these people are going to see but not when they are expecting to see it. Meaning they haven't done a search on โ€œhow do I buy a house in this neighborhood?โ€ ๐Ÿ‘จโ€๐Ÿ’ผ๐Ÿ–ฅ๏ธ๐Ÿ˜๏ธ

ย 

So, they would go on Google. But in their Facebook feed, it would pop up and they would see a โ€œhouse for saleโ€ or โ€œinvest in this propertyโ€ whatever advertising strategy you are looking to do at that time.๐Ÿ–ฅ๏ธ๐Ÿ˜๏ธ๐Ÿ‘€โณ

So again, do paper flyers? Like anything else, try them out. Maybe they work in your neighborhood. Maybe the return is good. If you spend a thousand dollars on a batch of flyers and you get a return of one or two customers, it is definitely worth it. So maybe it's in addition to all your other different marketing strategies.๐Ÿ—ž๏ธ๐Ÿ‘ฌ๐Ÿ’ฐ๐Ÿ“š

The thing that is important when looking at posting on social media platforms is you need a posting strategy. And what I mean by posting strategy is:๐Ÿ“ฎ๐Ÿ“š

You want to put together a time frame in which you are going to post certain pieces of content on certain social media platforms.

So for example, one of the things I do and it's very easy, is I take these videos, like the ones you're seeing here. It usually takes me about two to three minutes to record one of these videos. Then what I do is I take this video and I transcribe it into a blog post.๐ŸŽฅโณโŒจ๏ธ

ย 

First what I do is I take this video and I convert it into an MP3, which is the sound portion of this video. Then I take that sound portion and I send it up to this service that I have, and I get them to transcribe the video into text.๐ŸŽต๐ŸŽฅ๐Ÿ“

ย 

Then I go through that text and I clean it up. Because it's not a 100% perfect โ€ฆ but it's pretty close. It takes me maybe 10 to 15 minutes to clean up the text for this video. And then what we have is we have an MP4 and MP3. And then I transcribe the text piece. Then what we do is we take these videos like this one, for example, and we put it in the right format, or we reformat all these videos. โณ๐ŸŽฅโœ”๏ธ

One for Facebook, one for Instagram and one for YouTube, because they all require different formats, different sizes.

We want to make sure that the content that we are posting is produced in the right format for that page in which we are advertising.ย

I take the transcription and I create one blog post. And then I create all these text posts.ย  I pull out quotes from this video, from this transcript and I post them into Instagram and I post them on Facebook. โŒจ๏ธ๐Ÿ“ฎ๐Ÿ“š

ย 

Now I have these little gems, these little quotes that I can use throughout.ย 

So with this one video, I get about 10 to 15 pieces of content.ย 

And then what I do is I have a scheduler and I say, okay, for this particular video for Instagram, I'm going to post it this often. For Facebook, I'm going to post it this often. For YouTube, I'm going to post it at this time. ๐Ÿ“‹๐ŸŽฅ๐Ÿ–ฅ๏ธ

ย 

And then the same thing with all my quote cards. They are called these little pieces of information of quotes. So within a day, I've usually got about five to six pieces of content going out to the different platforms. I know what times I want these to go out because I've done a study. So I know the exact same time to post them. ๐Ÿ“œ๐Ÿ–ฅ๏ธโณ

The key with a posting strategy is consistency

So you want to be posting these posts on a regular basis on each of the platforms. So people know that when they go to these platforms, they're expecting to see this information, these pieces of content from you. ๐Ÿ“ฎ๐Ÿ“š๐Ÿ–ฅ๏ธโœ”๏ธ

One of the things you can do to build up your profile and to get people to know you is to go to Real Estate Investorโ€™s Events. There are different types of events. ๐Ÿ˜๏ธ๐Ÿ’ฒ๐ŸŽ†

The first one is real estate investment associations.ย 

Usually, they are run by volunteers. Sometimes they are run by companies and what they are is a forum for people to get together once a month to talk about real estate investing and interact about real estate investing. ๐Ÿ‘ฌโณ๐Ÿ—ฃ๏ธ

ย 

Usually, the people running them will bring in guest speakers of higher information than most of the people in the group.

ย 

Personally, I don't agree with that strategy. I would prefer that they would leverage from the group and get people in the group to speak about their own experiences. I think people relate better that way.๐Ÿ‘ฌ๐ŸŽ“

ย 

Other real estate investment events are where people try to promote their courses, their training, etc. ๐Ÿ˜๏ธ๐Ÿ’ฒ๐Ÿ“ˆ

ย 

These events come to town once every two or three months. There are quite a few people doing this. The idea is they want you to attend this bigger event. They are usually about an hour to two hours long. ๐ŸŽ†โณ๐Ÿ‘ฌ

ย 

During the event, what they are trying to do is they are trying to get you to come to this three-day workshop, which is usually between $500 and $1,000.

ย 

You will get a lot more information on those three-day work workshops. What they are trying to do is they are trying to sell you on their real estate training. That is worth about $10K to $20k and sometimes $50.ย  All of those events are good. ๐Ÿ“šโณ๐Ÿ’ฐ

Just keep in mind when you are going to these events that there is going to be a big sales pitch.

Are you going to learn anything at these events? Absolutely.ย 

ย 

But, the biggest thing you are going to get from these events is you are going to meet people at lunch or at breaks or before. Make sure you get there before and stay after and start talking to people. It is part of your networking strategy. That is why I use these events. โคด๏ธ๐Ÿ‘จโ€๐Ÿ’ผ๐Ÿ“š

I have been in real estate for over 25 years and I still go to these events and I still manage to gain a bit much more information or at least one piece of information or maybe one contact.ย 

ย 

Try to attend as many of these events as possible.ย 

I think these events are better than your community events because they are focused on people that are actually interested in real estate investing. And I think you will get a better return on your time investment by attending those types of meetings.๐Ÿ‘€๐Ÿ‘ฌ๐Ÿ˜๏ธ๐Ÿ’ฒ

Another online asset you want to set up as a real estate investor is Instagram. The nice thing about Instagram is that it's a picture-based social media platform.ย  You want to treat Instagram, just like another of your website, or just like a mini-website. ๐Ÿ“ท๐Ÿ˜๏ธ๐Ÿ’ฐ

You want to go out, get pictures of your properties, and post them on a regular basis.

You know if you're looking for investors find nice quotes that are motivating. The key with Instagram is people scroll through Instagram, looking for information, looking for quick bits of information. ๐Ÿ‘€๐Ÿ‘จโ€๐Ÿ’ผ๐Ÿ“ท๐Ÿ—‚๏ธ

It's not like Facebook where they read a lot of stuff or they can read your content. Instagram's all about pictures. They also have videos now. So you could put a video of any listing that you have, which is key.

ย 

If you don't have any listings or you're looking for good content to post on Instagram, go out and get some stock photos, create a presentation, create a slide presentation, and convert that into a mini-movie or a mini video. There is software out there that can do that very easily. ๐Ÿ“‹๐Ÿ“ท๐Ÿ–ฅ๏ธ

ย 

For example, with PowerPoint, you can do an export in PowerPoint to create a video, or I think there is some software for your phone where you can put a bunch of images in and it'll create a video from those static images. So again โ€ฆ ๐Ÿ–ฅ๏ธ๐ŸŽฅ๐Ÿ–ผ๏ธ

Use Instagram to promote good quality pictures.

Those pictures are for your properties and those pictures can actually be word-based. Youโ€™ve got quotes that you want to add, or if there's a tidbit of information you want to share with people. ๐Ÿ–ผ๏ธ๐Ÿ—‚๏ธ๐Ÿ‘จโ€๐Ÿ’ผ

So Instagram is a very good source for online advertising through social media platforms. ๐Ÿ“ท๐Ÿ‘๐Ÿ–ฅ๏ธ

Street Signs are commonly known as bandit signs and what these are, are signs that investors, real estate investors, post in neighborhoods that say something to the effect of โ€œwe pay cash for housesโ€ or โ€œwe buy your house fastโ€ or something, your home fast.๐Ÿ›ฃ๏ธ๐Ÿชง๐Ÿ’ฐ

What you do is you get these signs made up and โ€ฆย 

They are called bandit signs because most city ordinances don't allow them.

So to avoid the city coming through and picking up these signs or to get any fines is you post them outside of the hours that city ordinance people work. So that means usually after five o'clock or six o'clock is when you can post these signs. The bad thing is you have to then go pick them up the next morning before these guys come through.๐ŸŒ‡๐Ÿ‘จโ€๐Ÿ’ผโณ

ย 

What a lot of people will do is they will post them on Friday at five, and then they only have to take them down early Monday morning.ย 

ย 

The other thing is a lot of people in the neighborhoods do not like these signs. I remember I spent, I donโ€™t know how much money I spent, but I had ordered like a hundred of these signs and I was going through and posting them up all throughout these various neighborhoods. But I would go through and I'd watch these signs. I didn't bother with them taking them down because I figured if they were going to fine me, I'd figure it out. And then I would adjust my strategy.๐Ÿ‘ฌ๐Ÿ›ฃ๏ธ๐Ÿชง๐Ÿ—‚๏ธ

So some areas donโ€™t fine you or they don't bother fining you.

It all depends. You can try them out in your neighborhood.ย 

ย 

Do they work? That's the big question with those signs. And I spent a lot of time and money. I don't think I got any calls from these signs. So you can try them out in your neighborhood. Some people swear by them. They seem to work in some places, but they are also expensive. And time-consuming.๐Ÿ’ฒ๐Ÿ•๐Ÿ“ž

An easier approach is just to put up a Facebook ad

Saying โ€œwe buy housesโ€, right? Or put up an ad in one of them for sale by owner sites. I've done that before, where I've run ads on Craigslist or Kijiji, โ€œwe buy homesโ€. You can promote these ads so they can get front and center in front of everybody. ๐Ÿ’ฐ๐Ÿ˜๏ธ๐Ÿ–ฅ๏ธ

I do not recommend these bandit signs

Again, I don't think I ever recommended them because they never worked for me.

ย 

But again, try them out if you like them if it makes sense for your neighborhood. Maybe it works better in a small town โ€ฆ maybe people like that. And you can build a brand that way.ย 

Make sure you have some kind of branding on it. ๐Ÿ‘ฌ๐ŸŒ‡๐Ÿท๏ธ

And these signs are supposed to look ugly.ย 

If they're too fancy, then people won't call them. And I've heard people will take a black marker on a white piece of cardboard and write โ€œWe buy housesโ€.ย  Those signs seem to outperform any other of the signs where you actually get them made up and printed. These look too professional and people who are trying to sell their home fast don't usually want to talk to professionals because they're intimidated. They don't like professionals to know what the situation they're in.๐Ÿ‘ฌ๐Ÿ“‹๐Ÿ˜๏ธ๐Ÿ’ฒ

Another very popular online social media platform is Twitter.๐Ÿ–ฅ๏ธ๐Ÿฆ

People don't think of Twitter as a place to advertise real estate investing, but it is a good place to get out pieces of information on a regular basis.๐Ÿฆ๐Ÿ‘

The advantage Twitter has over Instagram or over Facebook or over YouTube is that you can put on a lot of content and by a lot of content, I'm talking about 5 to 10 small posts a day on quotes and pieces of information.๐Ÿ“‘๐Ÿ“š

ย 

What you can do is write an article or write a post that you put on Facebook, for example. Afterward, you take that post and you pull out a bunch of quotes from that post. You can then go on Twitter and post it throughout the day.๐Ÿ“๐Ÿ“œโณ

ย 

There's software out there available for all the social media platforms that you want to utilize by automating those posts. Hereโ€™s what you can do for example:๐Ÿ–ฅ๏ธ๐Ÿ“‘

In the case of Twitter, you can schedule these posts and events. So taking an article, splitting it up into, let's say 10 posts, right. Then schedule them to run at different times of the day. And

You want to experiment with what times of the day makes sense.

So it could be early in the morning, middle of the day, late in the afternoon, or even in the evening. ๐ŸŒค๏ธโ˜€๏ธ๐ŸŒŒ

Figuring out what makes sense for your audience, for your area.

And the software that can automate or that can schedule these posts will actually keep track of those statistics for you.ย  I think with Twitter, there are actually some statistics that you can look at that will measure that way. It will show you the best times to post on Twitter.๐Ÿ–ฅ๏ธ๐Ÿ“‹๐Ÿ“Š

Twitter is sort of an extension to what youโ€™re already doing with Facebook and with Instagram. Because they are such short and quick pieces of information make sure those pieces of information are both thought-provoking and informative.๐Ÿฆ๐Ÿ“๐Ÿ“‘

A lawn sign is those signs that you see that realtors put up when they're trying to sell a home.โš–๏ธ๐Ÿ‘จโ€๐Ÿ’ผ๐Ÿ’ฒ

So if you're an investor and you're doing it, let's say fix and flip, you can always put a lawn sign up during that time. And that lawn sign could be anything from like coming soon or homes available or talk to us about purchasing a home in this neighborhood.๐Ÿ‘จโ€๐Ÿ’ผ๐Ÿ˜๏ธ๐Ÿ’ฐ

I did a lot of lease options. So what I would always do is I would advertise the property that I'm working on as a lease option, home for lease just like home for sale, home for rent to own is actually what I would put because I use a rent to own when I'm trying to attract buyers, tenant-buyers, as opposed to leasing option.๐Ÿ˜๏ธ๐Ÿ’ฒ

I use the term lease options, trying to attract people with homes, people that are motivated sellers, right? So I'll use lawn signs.๐Ÿ‘จโ€๐Ÿ’ผ๐Ÿ˜๏ธโš–๏ธ

The nice thing about lawn signs is there'll be some drive-by traffic and that's why people like them.๐Ÿ‘๐Ÿšฆ๐Ÿ‘จโ€๐Ÿ’ผ

So if it's a home on a street with a lot of traffic, those are okay. Excellent. And you can use, as I say, you can use those lines, lawn signs to advertise that house that you're trying to market specifically, either as a fix and flip or as a lease option, or you can use it to market your business in general. This could be a place where you could say, for example, we buy houses fast for cash, right? Or your house sold guarantee, whatever your marketing strategy is going to be for your real estate investment business.๐Ÿ˜๏ธ๐Ÿšฆ๐Ÿ’ฒ๐Ÿ“š

YouTube is probably one of the best places to post information about your real estate investment. It's one of the best places because it's focused on videos and it's also the second-largest search engine next to Google. I believe that's still true. I know they've said that quite a bit.๐Ÿ–ฅ๏ธ๐ŸŽฅ ๐Ÿ‘

ย 

So what you do is you want to create videos about your transactions, about your properties, about your deals and these aren't just walkthrough videos. Although I recommend that.ย 

ย 

Similar to what a realtor would do is if you've had it if you have a property that you're looking to advertise, if you're looking to raise money for, or if you're looking to sell. Whatever the situation is, wherever you are in your real estate transaction life cycle or go into a property and ๐Ÿ˜๏ธ๐Ÿ’ฒโ™ป๏ธ

These videos do not need to be fancy.

In fact, I don't want them to be fancy because then they just scare off people, right? So you want to just take your camera, turn it sideways and walk through the house and just talk about the house as you go through and that'll take two, three, four minutes. Then you post up a video. ๐Ÿ‘จโ€๐Ÿ’ผ๐Ÿ“ท๐Ÿ—ฃ๏ธโณ

The other thing you can do is you can create a video from scratch by going to PowerPoint. And you can put a bunch of static pictures in there. And the nice thing about that, it's a controlled video, meaning you sit down, you take the time you annotated out, right? And you put some voice over on it. Whereas you can walk through all the static pictures and you can explain them in more detail. It takes a little bit more time. It looks a little bit more polished, but you can explain that very easily.๐ŸŽฅ๐Ÿ–ฅ๏ธ๐Ÿ–ผ๏ธ

The other type of video you can do is just like an investment video where you talk about a typical deal.ย

So you even get stock photo photos or photos of a transaction that has already gone by, meaning one of your properties that are already closed. One of your deals that's already closed. And what you do is you walk through some of the financial pieces of the deal or some of the investment, more the investment pieces of the deal, meaning here's what you would invest in. ๐ŸŽฅ๐Ÿ’ฒ๐Ÿ˜๏ธ

Here's the type of return you'll get. Here's what you can expect, you know, the highs, the lows, the risks, the most likely situation, and the worst situation, right? So in the video, you want to explain a number of aspects, aspects of the deal that you're trying to pitch in the video.๐ŸŽฅ๐Ÿ–ฅ๏ธ๐Ÿค

Once you have the video posted, then you can go and you can post it on a bunch of other platforms.ย 

What I do with my YouTube videos, I actually include it as a link within my blog posts. And then I posted on my blog. Oh, and what I do also is if I'm explaining the video. If there are texts, or if there's a nice voice description in the video, what I'll do is I'll transcribe that. And then I'll take that information and I'll post it as a blog post on my blog, on my web page. And then I just insert or embed the video right into my blog post. So it's a very nice piece of content that you can post on your video, or on your blog post. ๐ŸŽฅ๐Ÿ–ฅ๏ธ๐Ÿ“ง๐Ÿ‘Œ
